These Terms of Use (“Terms”) govern your access to and use of benny.estate(the “Site”), which is operated by Bryan Bennett. By using the Site you agree to these Terms. If you do not agree, please do not use the Site.
1. Who we are
Benny.Estate is a website published by Bryan Bennett. In New York, Bryan Bennett is a Licensed Real Estate Salesperson affiliated with The Mosher Team at River Hills Properties; all New York real estate brokerage services are provided through River Hills Properties. In the Dominican Republic, Benny.Estate operates as an independent brokerage based in Casa de Campo, La Romana, Dominican Republic.
2. Informational purposes only
Information on the Site, including listings, prices, property descriptions, photographs, maps, and resort amenity details, is provided for general informational purposes only. We make reasonable efforts to keep information accurate and current but we do not warrant that it is complete, accurate, reliable, current, or free of errors. Listings are subject to prior sale, lease, change, or withdrawal without notice.
Nothing on the Site constitutes legal, tax, financial, or professional advice. Always verify details independently and consult qualified professionals before making any real estate decision.
3. MLS / IDX listings (New York)
New York property listings are provided by the NYS Alliance of MLSs (NYSAMLS) under the Internet Data Exchange (IDX) program. IDX information is provided exclusively for personal, non-commercial use and may not be used for any purpose other than to identify prospective properties you may be interested in purchasing. 4. Casa de Campo content (Dominican Republic)
Benny.Estate is an independent real estate brokerage and is not affiliated with or endorsed by Casa de Campo Resort. Resort amenity information, access policies, and fees are published as a convenience for prospective owners and guests and may change without notice. Always confirm current resort rules directly with Casa de Campo before booking or purchasing.
5. Fair housing
River Hills Properties and Benny.Estate are committed to the Federal Fair Housing Act and the New York State Human Rights Law. We do not discriminate on the basis of race, color, religion, national origin, sex, familial status, disability, age, marital status, sexual orientation, gender identity or expression, military status, lawful source of income, or status as a victim of domestic violence. 6. Forms and communications
When you submit a form or contact us through the Site, you authorize Bryan Bennett to reply to you by email, phone, or messaging at the contact information you provide. You may opt out at any time by replying to the message or by contacting us directly.

All content on the Site that is not sourced from a third party (including original photography, copy, design, and code) is owned by Bryan Bennett or Benny.Estate and is protected by copyright and other intellectual property laws. You may view and print pages for personal, non-commercial use. Any other reproduction, distribution, or modification requires our written permission.
8. Third-party links
The Site may contain links to third-party websites (for example government resources, MLS sources, or social platforms). We do not control those sites and are not responsible for their content or privacy practices. Visiting them is at your own risk.
9. Disclaimer of warranties
The Site is provided on an “as is” and “as available” basis, without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, non-infringement, or accuracy of information.
10. Limitation of liability
To the fullest extent permitted by law, Bryan Bennett, Benny.Estate, and River Hills Properties will not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenues, arising out of or related to your use of the Site or the information it contains.

We may update these Terms from time to time. The effective date above indicates the most recent revision. Continued use of the Site after changes means you accept the revised Terms.
12. Governing law
These Terms and any dispute arising out of or related to the Site are governed by the laws of the State of New York, without regard to conflict-of-law principles, except where a particular matter (including Dominican Republic real estate transactions) is subject to the law of another jurisdiction by operation of law.
